Home Condition Reports (HCR)
A Home Condition Report (HCR) is an objective report on the condition of the property, which can be relied upon by buyers, sellers and mortgage lenders. It is a thorough assessment of every aspect of a property and its grounds, taking into account the property's age, character and location. An Energy Performance Certificate (EPC) forms part of the HCR. It is written in clear plain English and is generated electronically in a standard format.
The Home Condition Report is similar in scope to a RICS Homebuyers' Survey, but without the valuation element. It is not as detailed as a full structural survey but is significantly more comprehensive than a mortgage lender's valuation inspection.
The HCR is being used widely outside of HIP legislation as it is a report which is better value than a RICS Homebuyers Survey; it is cheaper but broader in scope. No other standard survey report provides an Energy Performance Certificate and reinstatement assessment as standard.

Scale of charges
The charge for a Home Condition Report depends on the size of the property:
1 bedroom £270.00
2 bedroom £280.00
3 bedroom £300.00
4 bedroom £330.00
5 bedroom £350.00
