Energy Performance Certificates (EPCs) have been introduced to help to improve the energy efficiency of buildings. Half the energy produced in the UK is used to provide us with heat. In turn, buildings produce nearly half of the UK's carbon emissions, almost twice that of cars and planes.
Improving the energy efficiency of buildings can therefore have a massive effect on the UK's carbon emissions. An EPC provides a vital audit of a property's energy efficiency.

Domestic EPCs
Obtaining an EPC is a compulsory requirement when selling or letting a home. It's also an excellent audit of energy usage and how to improve it. So why wait until your selling? Commission an EPC and you could recoup the cost within months in reduced gas or electricity bills.
Renting a house
If you are a landlord, it is now your legal responsibility to provide an EPC to a new tenant. If you do not have an EPC, you can face a £200 fine.
An EPC is becoming a critical part of the marketing of your rental property. There is evidence that tenants are choosing properties to rent on the basis of their energy rating. Energy bills now make up a substantial portion of the running costs; an EPC with a good rating is a key marketing tool. The better your EPC rating, the higher the rent you can command.
A domestic rental EPC is valid for ten years. However, every time an upgrade is made to the energy efficiency of your property, re-do your EPC, you'll improve that precious rating figure.
